What can $4 million get you in real estate in Chilliwack vs. other places in B.C.?

A 78-acre property with a large house – or you could get a condo in Vancouver or an estate mansion in 100 Mile House

Sure, the average person might be interested what they can buy for $400,000 or so in the Chilliwack real estate market, but what folks are really curious about is what $4 million will buy.

And what can $4 million get you elsewhere?

The most expensive local listing on Realtor.ca as of Dec. 6 was a 78.32-acre property in Ryder Lake listed for $3,888,888. It comes with a 6,500-square-foot, two-storey house with five bathrooms and four fireplaces.

The listing is actually two addresses, 5705 and 5707 Extrom Road being sold together, along with the 1973 house being sold “as-is, where-is.”

”This massive home has potential to be a stunning dream home, retreat or bed & breakfast.”

There is a bit of a catch, however, as the 5705 Extrom address is 39.5 acres backing on to Mount Thom Park, and it is not accessible by road or driveway, nor is it connected to septic or water. Photos on of Realtor.ca show an indoor pool, but certainly not in working condition.

The properties do, however, have the potential to be subdivided into smaller 10-acre parcels.

So what does a little under $4 million get you in other communities?

For $3.9 million you can get into a 1,500-square-foot unit in the sold-out Alberni by Kengo Kuma development in Vancouver’s west end. (Realtro.ca)

For a list price of $3,888,900 you can get a 1,510-square-foot condo in Vancouver set to be completed in 2020 or 2021.

This is, of course, is no ordinary condo. It’s part of the sold-out Alberni by Kengo Kuma development in Vancouver’s west end. Designed by award-winning Japanese architect Kengo Kuma, the building will feature a Japanese moss garden, a 25-metre-pool, wine room, on-site Japanese restaurant, gym and music room.

“Interiors feature one-of-a-kind curved wood feature walls and kitchen designed unique to each home, oversized balconies with Japanese stone gardens, Miele kitchen appliances, stone countertops and more,” according to the listing.

There’s also a White Spot just one block away (for now, as its lot was sold in 2017 for an astounding $245 million).

Some of the language describing the Alberni project on the developer’s website: “In keeping with Japanese spatial traditions, the emphasis is on the atmosphere rather than the object: without drawing attention to a particular point laden with meaning, the void elicits a serene visceral experience that could be shared by all.”

Outside the Lower Mainland, not surprisingly, $4 million goes a lot farther. For just a little more than the Ryder Lake estate and the condo in Vancouver, buyers can get a six-bedroom, 5,000-square-foot home on 13 acres on Horse Lake near 100 Mile House.

The property includes five titles that could be divided or left as is. The “European-designed” home also has seven bathrooms finished with Carrara marble and the bedrooms have Scottish lambs wool carpets.

There is a butler’s pantry, a gym with sauna, a large library, a three-bay shop, two-car garage, and a private dock on the lake extending from a full-length deck.

All for $3,995,000.
